What a play costs, how a payment gets picked, and who gets the last word once a Not So Fast! hits the table.

The rules, step by step

  1. Each turn: draw 2 cards, then play up to 3 — bank money, lay properties, or fire an action.
  2. First to THREE complete colour sets wins, on the spot.
  3. Rent, the Loan Shark and Pass the Hat make people pay. Payment comes off the table — bank or properties — never from a hand.
  4. There is no change. Overpay and the difference is simply gone.
  5. Paid properties change owners for good — and can complete the other side’s set.
  6. Not So Fast! cancels an action outright. A second Not So Fast! cancels the first.
  7. A banked property is just money now; it can never join a set again.
  8. More than 7 cards in hand when you end your turn? Discard down to 7.
  9. House rules the host can set: a softer Hostile Takeover, and Backroom Deals — a blind grab from a random rival’s hand.
  10. This game wants your phone SIDEWAYS — turn it to see every table at once.

Scoring and the fiddly bits

The refusal chain

A Not So Fast! cancels the action outright, and the attacker may answer with one of their own. It runs until a side has none left; an odd number of refusals means the action never happened.

Settling a debt

You pay from your bank, your streets and your buildings — never from your hand — and you pick the cards. Anything worth more than the debt is simply lost.

Who rent bills

A two-colour rent card charges every other player at once; the rainbow rent charges one player you name. Either can be doubled by a Rent Hike for an extra play.

Houses and hotels

A House sits only on a complete set and adds 3M to its rent; a Hotel adds 4M and needs the House down first. Stations and utilities take neither.

The set thief is a Hostile Takeover, the refusal is Not So Fast!, the 5M shakedown is the Loan Shark, and the streets are our own. The mechanics are the ones you know.

Yes. Every game on Table Party is free, with no accounts, no adverts and nothing to buy.

How many people do you need for Property Deal?

Between 2 and 5. Below 2 there are not enough of you for the game to work.

Do we need to download anything?

No. One person opens the site and starts a room; everybody else joins by typing the room code on their own phone. Nothing to install, nothing to sign up for.
