What Property Deal is

A property empire in a hand of cards. Bank money, lay streets, charge rent — and steal anything on the table. Three full colour sets wins, instantly.

Every attacking card opens a small court case. The victim can pay up or slam Not So Fast! on the table, you can Not So Fast! their Not So Fast!, and it runs until one side is out of refusals — nobody’s turn moves on until every case is closed.

Payment comes off the table and never out of your hand: bank notes, streets, buildings, whatever you choose to hand over. There is no change, so overpaying is your problem — and a street you pay with lands in the taker’s colour pile, where it may finish their set.

It plays upright on a phone: your own table is the biggest thing on screen, every rival sits in a strip above it with their bank and finished sets, and a tap opens anyone’s table. Reading the table is how you decide who to rob.

How to play Property Deal

  1. Each turn: draw 2 cards, then play up to 3 — bank money, lay properties, or fire an action.
  2. First to THREE complete colour sets wins, on the spot.
  3. Rent, the Loan Shark and Pass the Hat make people pay. Payment comes off the table — bank or properties — never from a hand.
  4. There is no change. Overpay and the difference is simply gone.
  5. Paid properties change owners for good — and can complete the other side’s set.
  6. Not So Fast! cancels an action outright. A second Not So Fast! cancels the first.
  7. Streets can never be banked — only money and action cards go in the bank.
  8. More than 7 cards in hand when you end your turn? Discard down to 7.
  9. House rules the host can set: a softer Hostile Takeover, and Backroom Deals — a blind grab from a random rival’s hand.
  10. Nobody waits forever: a turn left idle for 90 seconds passes itself, and an unanswered bill pays the cheapest way after 45.

How to win at Property Deal

Play your hand to nothing

End a turn with an empty hand and you draw five cards next time instead of two.

Save the rainbow rent

A two-colour rent card bills the whole table at once, so keep the rainbow one — it bills a single player — for whoever is on two sets.

Rent Hike costs a second play

Doubling rent spends two of your three plays, so it wants to come out at the top of a turn rather than the end of one.

Finish sets you can defend

A complete set is untouchable by Pickpocket and Shady Swap; only a Hostile Takeover can crack it open.

Pay in cards they can’t use

You choose what leaves your table, so settle debts in streets that complete nothing on the other side of it.

The rainbow wild pays nobody

It is worth 0M, so it can never be handed over to settle a debt — though a Pickpocket will still take it.

Questions about Property Deal

Can a payment end the game?

Yes. Three complete sets wins the instant they land, whoever’s turn it is — so a property handed over as rent can finish the taker’s third set and stop the game there.

What if I can’t cover what I owe?

You hand over enough to clear it, or everything on your table if that is worth less. There is no change and no debt carried forward, and a player with nothing on the table pays nothing at all.

Why won’t it let me bank a property?

A street is never a bank note here — properties and wild properties go on the table only. Money, rent and action cards can all be banked instead, which is how an action card gets spent as cash.

What can the host change?

Hostile Takeover can be softened to take one street instead of a whole set, with a finished set no protection. The host can also give everyone one or two Backroom Deals — a blind grab from a random rival’s hand.

Is Property Deal free?

Yes. Every game on Table Party is free, with no accounts, no adverts and nothing to buy.

How many people do you need for Property Deal?

Between 2 and 5. Below 2 there are not enough of you for the game to work.

Do we need to download anything?

No. One person opens the site and starts a room; everybody else joins by typing the room code on their own phone. Nothing to install, nothing to sign up for.

Can we play Property Deal over a video call?

Yes. Share the room code in the chat and play with the call running — everything private stays on each player’s own phone.
